Sewer Scope Inspections
Sewer inspections are important because any problems with the main sewer line are the financial responsibility of the owner. If there are problems with the sewer line that routine sewer cleaning won’t solve, the repairs can be expensive.
No age of a home is immune to sewer problems. While it’s unlikely, even new homes can have problems with the main sewer line. As you might imagine, the potential for problems increases with the age of the home. If you’re buying a new home, you probably don’t need to spend your money on a sewer scope. If you’re buying a century-old home, it’s smart to have a sewer scope done. There is no clear dividing line between homes that should and shouldn’t have a sewer scan performed. The decision will ultimately come down to the new home buyer’s tolerance for risk. At Gumshoe Property Inspection LLC, we recommend considering sewer scope inspections if the property is more than 15 yrs old.
The sewer scope inspection will be conducted at ground level utilizing one or more sewer cleanout locations on the property. If sewer cleanouts are not readily visible at the time of the inspection, a reasonable effort will be made to locate them. In the event that they cannot be located the inspection will not be performed and the inspection fee refunded.
Sewer inspections are not considered to be invasive inspections, since the property will be left in the same condition as it was when we arrived. Every sewer scope includes a written report of our findings, as well as a private YouTube link to the video of the inspection.
Our sewer scope inspection pricing is $250 when purchased with a home inspection, or $325 when purchased as a stand alone service.
