Mold Inspection With a Home Inspection

This option for a Mold Inspection is conducted in conjunction with a full home inspection and generally takes 60-90 minutes to perform. These can be done when there is already a known or suspected mold issue or they can be performed as a precaution. Mold Inspection pricing with a home inspection includes the following:

• Three total samples – one outdoor air sample as a control test, one indoor air sample, and one additional swab or air sample at the inspector or client’s discretion.
• Indoor and outdoor temperature/humidity readings at the time of the inspection.
• A written report that includes test conditions, test sample location(s), sample results, and recommendations for further action (if necessary).
• Additional samples, air or swab, can be done for additional cost per sample. Swab samples are recommended in addition to the standard air samples when a known or suspected mold issue is found.

Pricing for our mold testing service with a home inspection is $350. Additional samples are priced at $125 each.

Mold Inspection Without a Home Inspection

Mold Inspections without a full home inspection are conducted as a stand-alone service and generally
take 1.5-3.0 hours to perform. While Mold Inspections with a home inspection utilize information
found during the home inspection to help determine the cause of the mold issue, a Mold Inspection
without a home inspection requires more investigation while the technician is on-site. This includes
the following:

• Three total samples – one outdoor air sample as a control test, one indoor air sample, and one
  additional swab or air sample at the inspector or client’s discretion.
• Indoor and outdoor temperature/humidity readings at the time of the inspection.
• A written report that includes test conditions, test sample locations, sample results, and
  recommendations for further action (if necessary).
• Additional samples, air or swab, can be done for an additional cost per sample. Swab samples are recommended in addition to the standard air sample when a known or suspected mold issue is found.
• A visual inspection of the exterior and interior, including checking for odors that may indicate
  moisture damage and/or mold growth.
• A visual inspection of the attic area(s) looking for signs of moisture intrusion from the exterior and air
  leakage issues/condensation from the interior.
• A visual inspection of the heating, cooling, and ventilation systems for potential sources of concern.
• Use of an infrared camera to help determine temperature anomalies that could lead to, or are caused
  by, moisture problems.
• Use of a moisture meter at areas where temperature anomalies are found and/or areas of suspected
  or known moisture intrusion.

Pricing for our mold testing service with a home inspection is $500. Additional samples are priced at
$125 each.

Post Remediation Verification

Once mold remediation is complete, it’s crucial to confirm that all affected areas have been thoroughly cleaned and that mold levels are safe. Our post-mold remediation verification (PRV) service includes detailed air and surface testing to ensure the remediation process was successful. As an independent third-party Indoor Environmental Professional (IEP), we provide an unbiased verification to avoid any conflicts of interest.

Our PRV inspection includes:

• Three total samples – one outdoor air sample as a control test, one indoor air sample, and one additional swab or air sample at the inspector or client’s discretion.
• Indoor and outdoor temperature/humidity readings at the time of the inspection.
• A written report that includes test conditions, test sample location(s), sample results, and recommendations for further action (if necessary).
• Additional air or swab samples can be performed upon request for an additional cost per sample. Swab samples are recommended alongside standard air samples to increase accuracy for known or suspected mold issues.

Our PRV inspection also involves a visual examination of the remediated areas, assessment of cleanliness, and guidance on moisture management strategies. It’s important to note that simple mold remediation, if exposed to the same conditions as before, will likely result in new mold growth within 18–24 months. Effective moisture management is essential to prevent recurrence.

The timing of the PRV inspection is typically coordinated with your mold remediation professional and usually takes place within a week of completing remediation work, while containment barriers are still in place.

Pricing for our mold post remediation verification is $400. Additional samples are priced at $125 each.
