What is a 4-point home inspection?
A 4-point home inspection is a focused examination of four key systems: roofing, electrical, plumbing, and HVAC. It is primarily used by insurance companies to assess a property’s risk before issuing a homeowner’s policy.
Insurance companies typically ask for these on older homes (25 yrs and older), but in actuality they can ask for one at any time. The inspection determines the condition, age, and type of these systems to help the insurer decide on coverage and cost.
What a 4-point inspection covers
Roofing
The inspector checks for damage like broken or missing shingles, signs of water damage, and the overall condition and remaining lifespan of the roof.
Electrical
This includes the main electrical panel, wiring type, and any potential hazards like faulty wiring or recalled components.
Plumbing
The inspector looks at the type of pipes, signs of leaches or corrosion, and the overall condition of fixtures and connections.
HVAC
The inspection evaluates the heating, ventilation, and air conditioning systems for their condition and functionality.

A 4-point inspection takes less time than a full home inspection (1-2 hours) and tend to cost less than a full inspection.
